A typical property purchase may include the following stages: Initial consultation
The buyer establishes their budget, intended use and preferred Property type.Property selection and viewing suitable Properties are shortlisted and inspected.Independent professional advice
The buyer appoints an independent Grenadian attorney and, where appropriate, a surveyor, valuer or financial adviser.Offer and negotiation
A written offer is submitted, normally subject to contract, satisfactory title and appropriate due diligence.
Sale agreement and deposit
The attorneys prepare or review the sale agreement. Any purchase deposit should be paid only to the attorney or authorised stakeholder identified in the agreement.Due diligence
The buyer’s attorney investigates the title, ownership, registered interests, taxes and other legal matters. Additional checks may include boundaries, surveys, planning approvals, building condition, access rights, utilities and condominium rules.Government approval where required
A non-citizen may require an Alien Landholding Licence before acquiring an interest in Grenadian land.Completion and registration
Once the legal conditions, payments and approvals have been satisfied, the conveyance is completed and registered through the appropriate Grenadian process.The exact procedure and timescale will depend on the Property, title, financing, parties involved and whether government approval is required.
Foreign nationals can purchase Property in Grenada, but most non-citizens must obtain an Alien Landholding Licence before legally holding land. The requirement may also apply to a Grenadian company that is considered to be under foreign control.The licence is granted for the particular Property and interest described in the application. Relevant government fees, duties and registration requirements must be completed before the licence becomes effective. Certain exemptions may apply depending on the buyer, nationality, transaction or approved investment structure. A Grenadian attorney should confirm the buyer’s position before a binding commitment or deposit is made.
Buyers and sellers should budget for more than the agreed Property price.Potential costs may include:property-transfer tax; Alien Landholding Licence-related charges;attorney’s fees;valuation and survey fees;registration and stamp charges;mortgage and lending costs;insurance;annual property tax; and Property management, maintenance and furnishing. At the time of writing, Grenada’s Ministry of Finance publishes a 5% property-transfer tax rate for citizen vendors and, for non-citizens, a 10% purchaser rate and 15% vendor rate, calculated as applicable against the consideration or market value.Rates, exemptions and valuation thresholds may change. All figures must therefore be confirmed by the buyer’s or seller’s attorney and the Grenada Inland Revenue Division before proceeding.
Property should be assessed on its individual merits.
